A proposal for a one million square foot mixed-use development was analyzed for the city to determine the viability of a request for an increase in floor/area ratio (FAR) from 9 to 11. RESG analyzed the underlying market and financial assumptions of the project and proposed alternative approaches to allow the city to negotiate a project allowing the developer to obtain a market rate of return while providing the city with an acceptable project.
