RESGroup was part of team to complete a planning study for the Transit Oriented Brownfield Opportunity Area (“BOA”). RESGroup was responsible for the real estate market overview to help the Glen Cove Community Development Agency (“GCCDA”) understand the potential demand for certain types of Transit Oriented Development in addition to light industrial uses and big box retail development located within the BOA and the potential impact of such development on the surrounding area. The analysis also provided an understanding of the locational, physical, and market conditions, as well as transit connections needed to attract certain types of mixed use, light industrial and big-box retail to an area. Advantages and disadvantages of the study area were analyzed in this context.
